Zoning Ordinance
As we meet these goals, the newly adopted Zoning Ordinance removes redundancies by, among other things, consolidating zoning districts. The former Zoning Ordinance contained 24 zoning districts while the newly adopted Ordinance has 14 zoning districts. The resulting effect is greater flexibility for uses and physical restrictions while still providing controls that maintain the continuity and character of existing developed areas.
Form Based District
Additionally, the creation of a Form Based (FB) District is required in the newly adopted Zoning Ordinance in order to be consistent with the Master Plan Vision for creating higher density mixed-use development at six identified focus development nodes.
Zoning Map
The revision to the Zoning Ordinance, in turn, also necessitates an update to the Official Zoning Map to reflect the district changes. The new Zoning Map amendments are the minimum changes necessary to make the map comply with the newly adopted Ordinance and be consistent with the Master Plan. Rezoning to the Form Based District constitutes the majority of the new map amendments.
